Four corners of the Cape. Pick the one that fits.

Cape Coral is split into four quadrants, and each one lives a little differently. South is older, closer to the river and full of Gulf access. North is newer, roomier and easier on the budget. Tap a quadrant to see how it lives and where we'd send you.

Looking at Fort Myers too?

We're over there every week. Fort Myers gives you more condos and gated communities, quick access to I-75 and the airport, and downtown on the river. If you're torn between the two, our quiz is a good place to start, or just text us and we'll talk it through.

Good questions.

The neighborhood questions we hear most.

What are the four quadrants of Cape Coral?

Northwest, Northeast, Southwest and Southeast Cape. The southern half is more established, with older homes and most of the Gulf access canals. The northern half is newer, with recent construction, larger lots and more room to spread out.

Which part of Cape Coral is best for boating?

Southwest and Southeast have the most Gulf access. Southwest is close to Cape Harbour and Tarpon Point, and Southeast is closest to the river and downtown. Bridge heights and travel time vary by canal, so we check every home.

Which part of Cape Coral is most affordable?

Northeast and Northwest tend to give you the most home for the money, with newer construction and mostly freshwater canals. Some areas are still part of the city's utility expansion, which can come with an assessment, so we always check.
